Bunch Development partners with Chattanooga-based group to enhance development at Masengill Landing project

Masengill Landing continues to evolve as it grows, and the development in central Morristown is adding a partner to bring more selection for potential buyers.

Michael Bunch Development announced a partnership with LFG Homes, a regional builder based out of Chattanooga. MBD owner Michael Bunch said that as his team looked into different partnerships to enhance the development, nestled between 11E, W. Economy Road and Walters Drive, he reached the conclusion that LFG would bring a complimentary home building product that aligned with MBD’s commitment to quality.

“LFG was, in our mind, by far the best partner we could come

up with,” Bunch said. “They typically build mostly two-level homes with garages. The (high standards) in our development remain the same; they build a quality home like we do. So whenever we sat down and came to terms, I just was really happy to (enter into) a partnership with them.”

LFG Homes owner and CEO Eric Fuller said the company sees Morristown as a strong growth market with a gap between large national builders and smaller custom homebuilders.

“We have three developments in the Tri-Cities market, and we’ve got some stuff in Knoxville, and then we have a few in Chattanooga,” he said. “We are looking at expanding into the Morristown market, and we are partnering with Michael and his team to build homes there in Morristown, and we’re excited about building there in Masengill Landing.

“We think there’s a real opportunity (to provide) what’s missing in Morristown,” Fuller said. “You guys have a large, (national) home builder, and they serve a certain segment of the market… … Then there is a lot of what I would say, a lot of local builders in the market, and those guys usually are higher priced, probably a little bit more, definitely higher quality than (recent large subdivisions from national builders).

“But there isn’t anybody in the middle who can provide a fair amount of housing opportunities at a fair price, but also at a higher quality, and higher production level, and higher design output than what the big national behemoth is doing.”

He described how his company is able to provide many design/build options at various points in their process, and that allows for buyers to “build a house that isn’t quite fully custom, but has some customizability to it, and allow them to kind of be selective on what they’re building.”

Fuller said that quality requirements in the Masengill Landing development that dictate higher end architectural and design elements fit into LFG’s style quite well and, together with MBD, the team is developing the project to be upscale, but attainable.

Travis Earls, Broker/Owner at RE/MAX Real Estate Ten, said that with MBD specializing in single story homes with standout features like steel framing and the two story homes LFG is bringing into the mix, sales in the development are going to be attractive to a wide range of buyers.

“(In addition to the homes), we’ve got the amenity package that’s going to come, which will include a clubhouse, swimming pool and a coffee shop inside the clubhouse,” he said. “What we’re doing has been focused on the one-level living, and that’s probably geared more toward more mature couples.

“With (LFG bringing) some two-story options, it’s just going to open up the market up to (more diverse buyers).”

Other amenities should include a fitness area and a small dog park.

Earls said LFG is impressive.

“Mike and I actually drove to Chattanooga and went and drove through some of their developments and met with them,” he said. “We spent the whole day going to Chattanooga to look at their developments, look at their product, look at their building site, look at their developments — they got clean, neat developments and a team that has their stuff together.”

Bunch agreed and said that good prospects at Masengill Landing are looking even better.

“I think the future looks bright right now.”
